How does the online sale work?

01 / FILL IN

Enter the details

On a single form you enter the property details (type, settlement, lot number, area) and the details of the sellers and buyers — any number of parties — with their ownership shares. If needed you can also record a usufruct right, and enter the purchase price, the deposit and the method of payment. You can save the data to an XML file at any time and reload it later.

02 / CLIENT IDENTIFICATION

Client identification

Under anti-money-laundering rules, the acting attorney verifies the parties’ identity before signing. Valid documents are required (ID card, address card, tax identification number). Identification is quick and secure, possibly after an online consultation.

03 / DRAFTING

Document drafting

The attorney checks the title deed and the legal status of the property (encumbrances, litigation notes, pre-emption rights), then drafts the sale and purchase agreement based on the data provided. The deed records the parties’ agreement, the payment schedule and the handover terms, and is finally countersigned by the attorney.

04 / SIGNING

Signing and submission

The parties sign the contract before the attorney. The attorney then files the application to register the ownership with the land registry, and handles the related tasks — escrow of the purchase price, as well as duty and tax information.
